According to a report published last week by Landbank Analytics, Cyprus has seen notable property sales between January and September 2024, highlighting average prices for new houses and apartments across the island’s five main cities. Experts have used this data to rank these cities based on property values, revealing that Limassol leads as the most expensive location for both houses and apartments.
Houses:
In Limassol, newly built houses commanded the highest prices, with an average sale price of €696,200. Paphos follows with houses averaging €615,600. In Larnaca, the average drops to €336,600, while properties in the free areas of Famagusta come in at €331,400. Finally, Nicosia records the lowest average price for new houses at €309,300.
Apartments:
Limassol also ranks highest for apartment prices, where the average unit sold for €558,200. Paphos again takes second place with an average of €332,600, followed by Nicosia at €198,400. In Larnaca, apartments averaged €195,800, and in the free Famagusta areas, they were slightly lower at €162,800.
Across Cyprus, the average price for new houses during this period was €457,800, while apartments averaged €289,600. These figures reflect both properties purchased for personal use and those acquired as investments for rental income.
