In its latest Quarterly Residential Property Price Index report for Q4 2024, the CBC points to two major headwinds: persistently high construction costs and elevated borrowing rates.<\/p>\n<h3 data-start=\"612\" data-end=\"651\">Overall Trend: Growth Slows Down<\/h3>\n<p data-start=\"653\" data-end=\"926\">While prices are still rising, the rate of increase has cooled compared to previous quarters, especially for apartments. Here&#8217;s a look at how other areas performed:<\/p>\n<ul data-start=\"1742\" data-end=\"1864\">\n<li data-start=\"1742\" data-end=\"1771\">\n<p data-start=\"1744\" data-end=\"1771\"><strong data-start=\"1744\" data-end=\"1755\">\u05e0\u05d9\u05e7\u05d5\u05e1\u05d9\u05d4<\/strong>: +0.7% (slowed)<\/p>\n<\/li>\n<li data-start=\"1772\" data-end=\"1802\">\n<p data-start=\"1774\" data-end=\"1802\"><strong data-start=\"1774\" data-end=\"1786\">\u05dc\u05d9\u05de\u05e1\u05d5\u05dc<\/strong>: +4.4% (slowed)<\/p>\n<\/li>\n<li data-start=\"1803\" data-end=\"1832\">\n<p data-start=\"1805\" data-end=\"1832\"><strong data-start=\"1805\" data-end=\"1816\">\u05dc\u05e8\u05e0\u05e7\u05d4<\/strong>: +6.5% (slowed)<\/p>\n<\/li>\n<li data-start=\"1833\" data-end=\"1864\">\n<p data-start=\"1835\" data-end=\"1864\"><strong data-start=\"1835\" data-end=\"1848\">\u05e4\u05de\u05d2\u05d5\u05e1\u05d8\u05d4<\/strong>: +9.2% (slowed)<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"1866\" data-end=\"1913\">On an annual basis for houses specifically:<\/p>\n<ul data-start=\"1914\" data-end=\"2100\">\n<li data-start=\"1914\" data-end=\"1970\">\n<p data-start=\"1916\" data-end=\"1970\"><strong data-start=\"1916\" data-end=\"1926\">\u05e4\u05d0\u05e4\u05d5\u05e1<\/strong> again led the way with a 14.7% increase<\/p>\n<\/li>\n<li data-start=\"1971\" data-end=\"1992\">\n<p data-start=\"1973\" data-end=\"1992\"><strong data-start=\"1973\" data-end=\"1985\">\u05dc\u05d9\u05de\u05e1\u05d5\u05dc<\/strong>: +5.1%<\/p>\n<\/li>\n<li data-start=\"1993\" data-end=\"2015\">\n<p data-start=\"1995\" data-end=\"2015\"><strong data-start=\"1995\" data-end=\"2008\">\u05e4\u05de\u05d2\u05d5\u05e1\u05d8\u05d4<\/strong>: +7.8%<\/p>\n<\/li>\n<li data-start=\"2016\" data-end=\"2050\">\n<p data-start=\"2018\" data-end=\"2050\"><strong data-start=\"2018\" data-end=\"2029\">\u05dc\u05e8\u05e0\u05e7\u05d4<\/strong> held steady at +6.1%<\/p>\n<\/li>\n<li data-start=\"2051\" data-end=\"2100\">\n<p data-start=\"2053\" data-end=\"2100\"><strong data-start=\"2053\" data-end=\"2064\">\u05e0\u05d9\u05e7\u05d5\u05e1\u05d9\u05d4<\/strong> actually saw a decline of -0.4%<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2102\" data-end=\"2170\">For apartments, every district saw a reduced pace of growth:<\/p>\n<ul data-start=\"2171\" data-end=\"2279\">\n<li data-start=\"2171\" data-end=\"2191\">\n<p data-start=\"2173\" data-end=\"2191\"><strong data-start=\"2173\" data-end=\"2184\">\u05e0\u05d9\u05e7\u05d5\u05e1\u05d9\u05d4<\/strong>: +2.6%<\/p>\n<\/li>\n<li data-start=\"2192\" data-end=\"2213\">\n<p data-start=\"2194\" data-end=\"2213\"><strong data-start=\"2194\" data-end=\"2206\">\u05dc\u05d9\u05de\u05e1\u05d5\u05dc<\/strong>: +5.5%<\/p>\n<\/li>\n<li data-start=\"2214\" data-end=\"2234\">\n<p data-start=\"2216\" data-end=\"2234\"><strong data-start=\"2216\" data-end=\"2227\">\u05dc\u05e8\u05e0\u05e7\u05d4<\/strong>: +8.7%<\/p>\n<\/li>\n<li data-start=\"2235\" data-end=\"2255\">\n<p data-start=\"2237\" data-end=\"2255\"><strong data-start=\"2237\" data-end=\"2247\">\u05e4\u05d0\u05e4\u05d5\u05e1<\/strong>: +12.1%<\/p>\n<\/li>\n<li data-start=\"2256\" data-end=\"2279\">\n<p data-start=\"2258\" data-end=\"2279\"><strong data-start=\"2258\" data-end=\"2271\">\u05e4\u05de\u05d2\u05d5\u05e1\u05d8\u05d4<\/strong>: +14.2%<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2281\" data-end=\"2430\">Meanwhile, sales documents \u2014 a good proxy for buying activity \u2014 increased in all districts except Nicosia and Famagusta, where they declined.<\/p>\n<h3 data-start=\"2432\" data-end=\"2454\">About the Index<\/h3>\n<p data-start=\"2456\" data-end=\"2841\">The CBC\u2019s property price indices are compiled by the Real Estate Unit (REU) within the Economic Analysis and Research Department, in collaboration with major Cypriot banks and KEDIPES.
