Limassol Leads Cyprus’ Luxury Property Market in Early 2025

Limassol has maintained its position as the powerhouse of Cyprus’ luxury real estate market in the first six months of 2025, securing six of the nation’s ten most expensive property sales, according to data from real estate analytics firm Ask Wire. These high-profile deals in the city amounted to €105.7 million in total.

The largest transaction of the period was the €44.8 million sale of part of an apartment complex in the Tsiflikoudia area of Limassol.

Nicosia claimed the second and third spots on the list, with a €29.3 million office property in Ayioi Omologites and a €12.5 million plot in Engomi, bringing the capital’s contribution from these two deals to €41.8 million.

Paphos also made its mark, recording two notable sales — a €13.9 million field in Ayios Theodoros and a €7.6 million residential property in Kato Paphos — together worth €21.5 million.

Across the country, the top 50 property transactions for January–June 2025 reached a combined value of €306.1 million. Limassol alone accounted for 43.1% of that figure, or €132 million.
