Cyprus Property Sales Soar to 18-Year High as Paphos and Larnaca Lead November Surge

Cyprus’s real estate market is on track for its most successful year since 2007 and the third strongest performance since record-keeping began in 2000. Data from the Department of Lands & Surveys shows that property transactions continued their upward trajectory in November 2025, recording a 9% year-on-year increase. A total of 1,644 sale contracts were deposited, building on the exceptional momentum established in October when sales volumes jumped by 24%.

November Performance: Coastal Cities Drive Growth

While the national figure is positive, district performance was highly varied, with significant growth in some coastal areas offsetting a slowdown in the island’s economic capital:

The data indicates that Limassol, despite recording the highest absolute number of sales contracts (439), experienced a notable 14% decrease in activity compared to the previous year. In contrast, Paphos and Larnaca recorded identical surges of 24%, signaling strong, perhaps more affordable, buyer interest in those districts.

Year-to-Date Totals Break Records

The sustained monthly performance has pushed year-to-date sales to record levels. In the first eleven months of 2025, total property sale contracts deposited reached 16,455, representing a 14% rise over the 14,458 contracts registered during the same period in 2024. All five districts registered double-digit growth for the year so far:

  • Limassol maintains the highest volume overall with 5,085 sales, reflecting a 10% annual increase despite the recent slowdown.

  • Nicosia and Larnaca show the strongest proportional year-to-date growth rates at +17% and +16%, respectively, suggesting sustained demand in both the domestic-driven capital and the rapidly developing coastal city.

The figures underscore the continued resilience and attractiveness of the Cypriot property market, positioning 2025 as a landmark year for the sector.
