This is a key finding from a new comparative analysis conducted by IMR/University of Nicosia, which highlights the structure of the rapidly growing online property sales sector.

The study’s findings reveal a clear hierarchy in the digital real estate space. While BuySell is the dominant leader, the platform Bazaraki maintains a consistent market share of 20% to 30% across the island’s districts.
BuySell’s dominance is particularly strong in certain categories, where it commands over 80% of listings for Commercial Properties and nearly 80% for Land and Plots. In the residential sector, BuySell holds approximately 74% of Apartment and Housing listings, with Bazaraki having a significant presence at around 25%.
About the Study
The research, conducted between September 15 and 19, analyzed over 130,000 active property listings on a daily basis. The analysis compared data from three major platforms—BuySell, Bazaraki, and Facebook Marketplace—across all five districts of Cyprus and for four key property types.
The five-day average was used for the final comparisons to ensure the accuracy and reliability of the findings, providing one of the clearest pictures to date of the online property sales market.

The sheer volume of online listings indicates that these digital platforms are fundamentally reshaping traditional property sales methods in Cyprus.
