Cyprus Luxury Property Sales Total €75.7 Million in May, Nicosia Sees Top Deal

Cyprus’ high-end real estate market delivered another strong performance in May 2025, with luxury property transactions reaching €75.7 million in total value, according to data analyzed by Ask Wire and reported by Cyprus Property News.

Leading the way was a premium land sale in Engomi, Nicosia, which fetched €12.5 million—marking the most expensive property transaction of the month.

Top Sales Highlight Strong Demand for Luxury Homes

The top 10 property deals alone accounted for over €38.8 million, with Limassol dominating the list by contributing five entries. Nicosia and Paphos each had two properties among the highest sales, while Larnaca featured once.

Nicosia Surges Ahead in Luxury Sales Share

While Limassol dominated in deal volume, Nicosia came out on top in total transaction value for May. The Engomi land sale helped the capital region account for 31.4% of the month’s total luxury property sales. Limassol followed with 27.6%, while Paphos, Larnaca, and Famagusta captured 21.2%, 13.8%, and 6% respectively.

€1M+ Properties Make Up Half of All Top Sales

Out of the 50 most expensive transactions during May, half surpassed the €1 million threshold. Residential properties played a major role—houses accounted for 6 of the top 10 deals, and 22 of the 50 top sales overall.

Pavlos Loizou, CEO of Ask Wire, commented on the market’s performance:

“May stood out as the second-strongest month of the year for premium property sales after March. With 50% of the top transactions exceeding €1 million and strong activity across all districts, the market clearly remains buoyant—especially in the residential segment.”
