International Demand for Cyprus Real Estate Soars, with 1,669 Properties Sold to Foreign Buyers

International investment in Cyprus’s real estate market remains exceptionally strong, with foreign nationals acquiring 1,669 properties in the 12-month period from September 2024 to September 2025. Data submitted to Parliament by Interior Minister Constantinos Ioannou confirms the island’s enduring appeal to a diverse range of overseas buyers.

Residential Homes Lead the Way

Residential properties were the most sought-after asset, accounting for 962 home sales during the period. The market was fairly evenly split between 577 homes sold to non-European buyers and 385 homes to EU citizens.

In addition to homes, foreign buyers also showed a strong appetite for land, acquiring 350 building plots and 357 fields (agricultural land).

Paphos Remains the Top Choice for Homes

The Paphos district continues to be the primary hotspot for international homebuyers, with most of the 962 residential sales concentrated in the area. This sustained demand from overseas is a key factor driving property prices in the district.

Distinct Buyer Preferences Emerge

The data reveals different strategies between EU and non-EU buyers:

  • EU Nationals: While active in the housing market, EU citizens showed a strong preference for land, particularly in the Limassol district.
  • Non-EU Nationals: This group was the dominant force in the residential market (led by Paphos) and showed a clear and growing preference for land in Larnaca, where demand has been climbing steadily.
