Additionally, <b>local investors<\/b> are turning to property as a more attractive option for their capital, driven by minimal returns on bank deposits.<\/p>\n<p>This high demand is balanced by a healthy supply of available properties, which Kineyirou noted is a key factor in maintaining price stability.<\/p>\n<p>Data from Eurostat supports this assessment, showing that Cyprus is on a more restrained path than its European counterparts. In the first quarter of 2025, the annual property price increase in Cyprus was 2 percent, considerably lower than the European Union average of 5.7 percent.<\/p>\n<h2>The Affordability Challenge for Locals<\/h2>\n<p>Despite the market&#8217;s overall health, the combination of high property prices and an increased cost of living is making it increasingly difficult for many Cypriots to purchase a home.
